Appraisal: More and more, institutions, purchasers, and
property owners need to know the current market value of their property. We can provide and advise on these services
at various levels of detail. Property
valuations for acquisition, disposition, refinancing, insurance, restructuring,
and balance sheet verifications can all be performed. Appraisal services apply not only to owned property but leased
property as well.
Tax
Abatement (Reductions): With seven elected
assessors in Orleans Parish (county) alone, and each parish having its own
unique system, it is a necessity for property owners whose taxes are in
question to have proper representation.
Property value changes, changes in market and property uses, and errors
are all valid considerations of the subject property's assessed value. Our fees can be structured on a percentage
of savings or an hourly rate.
Property
Exchange: Through our
experienced exchange associations, we can easily perform IRS (Section 1031)
"Starker" exchanges. No
longer are property owners required to exchange one property for another. The rules have been changed to allow for
anyone owning a commercial property to be able to move their "basis"
into another like-kind commercial property regardless of who buys the property,
and thereby defer any capital gain taxes.
Property
Management: We have individual
agents and staff who have been involved with properties ranging from apartment
complexes and shopping centers to large and small office buildings. Some of the services provided are:
·
Rent Collections
·
Accounts Payable and Receivable
·

Construction
Management & Supervision: When doing a
renovation or remodeling job, it is always better to use a knowledgeable
professional. We speak the
language. We assist in developing
specifications, selecting contractors or sub-contractors, negotiating contracts,
establish payment schedules and make sure all contractors are adequately insured. Then we supervise the job. We have supervised over a million dollars
worth of renovations. Our supervision
doesn’t cost, it pays!
Investment
Analysis: Whether your needs
include conventional brokerage, tenant representation, or appraisal services,
anyone considering commercial real estate as an investment should seek the
services of a Certified Commercial Investment Member (CCIM). Our agents understand and explain:
·
Establishing Net Operating Income
·
Capitalization Rates
·
Present Values
·
Internal Rates of Return
·
Cash-On-Cash Returns
·
Loan-To-Value Ratios
·
Net Present Values
·
Capital Accumulation
We currently use several major software
packages in evaluating investments including planEASe for investments and
RELAOFF for office lease analysis.
Tenant
and Buyer Representation: "You would not
go to court without an attorney, nor calculate your taxes without the help of
an accountant, and you should not try to buy or lease real estate without
someone representing your interest."
In today's real estate market, the line between representing the
landlord/seller and the tenant/buyer is well defined. RE/MAX Commercial Brokers can provide the buyer/tenant with
proper representation. The market
knowledge of the agent and company are critical to obtaining an optimal deal.
